The advantages of buying new-build homes in Spain

People have started to empathize better with what the customer is looking for, which means that the quality has improved enormously compared to about 20 years ago. The quality also influences the energy consumption; where until 20 years ago even single glazing was often used, we now see very good double glazing with aluminum frames. Build quality and building materials are much better than in previous years.

A new-build home in Spain is much more energy-efficient

When you buy a car or a new washing machine, you expect them to be energy efficient. Why not take this into account when buying a holiday home or apartment in Spain? Significant progress has been made in this area in recent years and builders are using renewable energy for part of their power supply. If you buy property that was built in the 1990s or earlier, the energy consumption will definitely be a lot higher.

When you buy into a residence, you often take advantage of the well-maintained, nicely decorated communal areas with stylish swimming pools and relaxation areas. An indoor spa with sauna, heated pool and jacuzzi is no longer an exception. We are also seeing a small sports facility and children’s playground on the complex more and more.

Today’s new construction projects are often located in the best locations. Precisely because someone who buys a home in Spain in 2019 often knows very well what he/she is looking for, the project developers will have to distinguish themselves. Projects are often well laid out with a lot of privacy and new-build homes are stylish and thoughtfully designed. Natural light and a beautiful view through the large windows are often used.

Possibility to choose materials yourself

If you buy off plan, with many new-build projects, you have the option to decide for yourself in the materials used. Floor and wall tiles, worktops, built-in appliances, colors used, etc. can often be chosen from a number of variants. This allows you to personalize your home and give it your own style right from the start.

Warranty and maintenance costs new-build home

Buying a new-build home in Spain offers another important advantage: You buy a home with warranty. There is also a 1 year warranty on the house with regard to material and defects. The project developers are also obliged to provide a 10-year guarantee on the construction of the house.

In terms of maintenance costs, you will certainly have an advantage in the first few years. After all, you are buying a new home, so all materials are new and have no wear and tear. This includes, for example, the boiler, electrical appliances, but certainly also frames and sliding windows/doors. With little or no maintenance during ownership and good potential for a future sale, buying new construction makes a wise investment.
