7 reasons why buying off plan is a good idea

More new projects are currently being launched in and around the Marina Alta with popular places such as Dénia, Javea, Moraira, Calpe, and Altea. These new construction projects consist of apartments and semi-detached houses as well as villas and even luxury villas with prices from around €200,000 to x Euro. We believe that buying off-plan and new construction is always a good idea for the following reasons:

  • When you take the step to purchase at the launch of a new project, your chance of benefiting from a capital increase increases. Why? The first investors in a project often get a discount of about 15% off the resale value, as well as the chance to choose the best units. When the construction works start, usually 3 to 4 months after the launch of the project, prices rise by about 5% and during the works, when demand usually rises, there is another price increase of 5 to 10%.
  • Some developers often offer attractive financing agreements or payment arrangements that you cannot get with the purchase of an existing resale. Phased payment for your home with a baking guarantee is very interesting for many buyers.
  • Sometimes extras are offered in your deal with a new build purchase. For example, the developer who offers you a furniture package at an interesting price or a free membership for you and your family as an incentive. One of the promoters we work closely with recently offered a Mini Convertible car for purchase in one of his projects.
  • New homes almost always come with a warranty from the developer, who will be required to correct any errors when the new owner moves in. A resale will be sold in as-is and you will be responsible for any defects.
  • Buying off plan is exciting as it gives the buyer a degree of control over the interior of their property. For the floors, bathrooms and kitchens, you can sometimes choose from different styles and colors, so that the property can be personalized to your own preferences.
  • New homes are built using more modern, energy-efficient materials than older resale homes. They often have solar or green energy solutions. This not only reduces your emissions, but also saves on bills. Technology inside homes is often up-to-date – think air conditioning, fiber broadband and home automation systems.
  • There are so many modern new construction projects in desirable locations with access to good facilities that will normally take precedence over the local rental market. The developers today have experience in choosing locations where their off-plan project takes advantage of the local amenities.
